The National Association of Realtors (NAR) has new rules that took effect on August 17, 2024.

How will they affect you?

  • Written buyer-broker agreements

    Buyers must sign a written agreement with their broker before touring a property. This agreement can be for a single property or for broader representation. The agreement must include the compensation terms, such as the amount or rate of compensation.

  • Buyer-set broker commissions

    Buyers are responsible for setting their broker's commission in the initial agreement.

  • Removal of compensation information from MLS listings

    Broker compensation information is no longer included in NAR-affiliated Multiple Listing Services (MLSs).

  • Disclosure of broker commissions

    MLS participants must disclose that broker commissions are negotiable and not set by law.
